With sellers controlling the current market, it's common to see most of the houses are sold AS-IS and sold at over listing price. Sometimes, the listing price may be higher than mortgage appraisals and buyers may need to put more money to purchase a house. However, because the mortgage interest rate is so low today, the buyer may still want to proceed with purchasing a house and if so, the buyer will need to watch out for few traps.

People planning to Downsize absolutely must have a strategy for this situation because you have both two transactions to complete.
For this situation, the homeowner should reach 'under contract' status on buying their new house first before moving on to listing the property for sale.
